Residential & commercial preventive service

HVAC Maintenance Plans Built Around Your Property

Move from reactive service calls to planned HVAC care. Yukos Mechanical builds practical maintenance scopes around your equipment, operating schedule, access, seasonal demand, and downtime risk.

Choose the right maintenance path

One entry point, two different service needs

Commercial properties and homes should not be sold the same plan. The building, equipment count, operating consequences, and service cadence are fundamentally different.

Residential

For Westchester homeowners

Residential HVAC Maintenance Plan

Prepare heating and cooling equipment before peak demand and keep a clearer record of system condition.

  • βœ“Seasonal service matched to installed equipment
  • βœ“Thermostat and control checks
  • βœ“Accessible filters, coils, blowers, drains, and outdoor components
  • βœ“Operating observations and system-condition findings
  • βœ“Separate explanation of any recommended repair

How Yukos builds the scope

A useful plan starts before the first recurring visit

01

Identify the property

Confirm service address, property use, operating hours, access, and the spaces or operations most affected by HVAC performance.

02

Inventory the equipment

Review system types, quantities, locations, known history, and equipment whose failure would create the greatest disruption.

03

Define scope and cadence

Match tasks and visit frequency to the installed systems, seasonal demand, filtration burden, exposure, and operational risk.

04

Document findings

Separate routine maintenance from repair needs so approvals, priorities, and next actions remain clear.

Clear boundaries

Know what maintenance is - and what still needs approval

The strongest maintenance relationship is explicit. The written proposal should define the equipment covered, tasks, frequency, access assumptions, reporting, and exclusions.

Defined in the plan

  • βœ“Covered equipment and service locations
  • βœ“Routine inspection and maintenance tasks
  • βœ“Visit frequency and seasonal timing
  • βœ“How findings are recorded and communicated

Quoted or approved separately

  • βœ“Failed parts and corrective repairs
  • βœ“Major cleaning, access work, or restoration
  • βœ“Equipment upgrades or replacements
  • βœ“Work outside the signed scope

Use the repair history as a starting point - not as the maintenance program

A completed repair solves a known issue. A maintenance plan creates an agreed routine around the rest of the equipment, seasonal transitions, and developing conditions. Existing customers can reference the service address and recent job when requesting a plan.

Convert Service to a Plan

Grounded in the written agreement

What your Yukos maintenance agreement defines

The proposal is built around the property and the equipment actually listed. These are the core terms found across Yukos residential and commercial agreements.

01

Agreement term

Most agreements run for one year and become effective after acceptance and signature. Renewal and cancellation terms are stated in the proposal.

02

Covered equipment

The agreement identifies the systems and service locations covered. Equipment not listed is outside the plan unless added in writing.

03

Visit schedule

Two seasonal visitsβ€”cooling and heatingβ€”are common. Commercial sites with heavier use may be scoped for quarterly service.

04

Planned maintenance

Depending on the equipment, service may include inspection, cleaning, lubrication, filters and belts, drains, coils, electrical components, controls, and operating checks.

05

Repairs and materials

Corrective repairs, refrigerant, specialty filters, replacement parts, and extra visits are billed separately unless the signed agreement expressly includes them.

06

Access and limitations

The customer provides safe access and required utilities. Preventive maintenance supports system care, but it does not guarantee uninterrupted operation or prevent every future failure.

Your signed proposal controls. Exact equipment, tasks, materials, visit frequency, pricing, service-call terms, and exclusions are confirmed before work is scheduled.

Maintenance plan questions

What to know before requesting a proposal

Why is there no universal flat price?

Equipment quantity and type, roof or mechanical-room access, operating hours, filters, required tasks, and visit frequency can materially change the scope. Yukos reviews those variables before proposing a plan.

Does maintenance include repairs and parts?

Not unless the written agreement specifically says so. Findings that require corrective work should be explained and approved separately.

How often should maintenance be scheduled?

Frequency should follow the equipment, usage, season, environment, manufacturer needs, and cost of disruption. More visits do not automatically mean a better plan.

Can I request a plan after a recent repair?

Yes. Include the service address, equipment type, and recent job details. Yukos can use that context when reviewing the broader maintenance need.

Does maintenance guarantee there will be no breakdown?

No. Maintenance can support reliable operation and reveal some developing conditions, but it cannot eliminate every future failure.

Can Yukos review equipment installed by another contractor?

Describe the equipment and available service history. Yukos will confirm service eligibility, access needs, and the appropriate scope after review.

Can I contact Yukos outside business hours?

Yes. Requests can be submitted at any time by phone, email, or the website form. Service availability and scheduling are confirmed during business hours. Yukos does not offer 24/7 service.
